Kleaning delivers structured cleaning operations for professional workplaces, premium homes and short-term rental properties across South East Queensland, built around process, consistency and the kind of communication property teams and homeowners actually need.
What started in 2017 as a Brisbane office and house cleaning operation has grown into a multi-service business supporting 500+ properties across Brisbane and the Gold Coast, recognised by the Quality Business Awards in three separate years for office cleaning, and trusted by property managers, STR operators and homeowners who care about how their properties are maintained.

What We Built, and Why
Most cleaning companies grow by accident. So did we, at the start.
Kleaning began in 2017 in Brisbane, doing office cleaning and house cleaning. Recurring office contracts for small businesses, regular home cleans for households who wanted reliable care week after week. The work was the work: clean spaces, on schedule, to a standard people could count on.
What changed over the years was a realisation. Cleaning a law firm reception is not the same operation as cleaning a family home, and cleaning a managed Airbnb property is something different again. Each one needs its own process, its own documentation, its own communication standards. Trying to do all of them the same way is where most cleaning companies stop growing.
So we adapted how we worked. We brought in Breezeway for short-term rental turnover workflows in 2023, when the STR side of the business reached a scale that justified dedicated operational infrastructure. We built out structured cleaning standards for office contracts. We gradually stopped accepting bond cleans, end-of-lease, and the kind of one-off price-shopping work that doesn't fit a recurring operation. That operational foundation is what we now apply across professional workplaces, premium homes and managed short-term rental properties.
The services look different from the outside. The discipline behind them is the same.
What we don't do is one-off jobs, end-of-lease cleaning, bond cleaning, or competing for the cheapest hourly rate. There are providers in Brisbane and the Gold Coast who do that well, we'd point you to them rather than try to fit your needs into our model.
A Note on the Rebrand
Kleaning operated as Kleaning Office & Home from launch through early 2026. We rebranded to Kleaning in 2026 to reflect the operational depth of how the business now works, managed STR portfolios, structured workplace cleaning, premium recurring residential, and to step away from a name that signalled "residential cleaning" more than "cleaning operation."
The business, the ABN, the team and the operation are the same. The awards listed under Kleaning Office & Home on Quality Business Awards (2023, 2024, 2025) are the same Kleaning.

1. Structured cleaning standards.
Checklist-based process applied to every clean, regardless of who's cleaning that day. The same workplace gets the same standard whether it's Monday or Friday.
2. Photo documentation and reporting.
Every STR turnover ends with a Breezeway photo report. Office and house cleaning runs on structured reporting calibrated to what each client actually wants to see, not flooded inboxes, not silence.
3. Consistent cleaner allocation.
Where the schedule allows, the same cleaner returns to the same property over time. They learn the property, the preferences and the standard you want. Less brief-from-scratch, more "they already know."
4. Practical communication.
One point of contact. Issues flagged when they need to be. Nothing left to assumption: scope, frequency, access and reporting are agreed in writing before service begins.
